7am, concrete floors. 7pm, fully framed first floor walls.

That's been the last few weeks. Foundations and framing on our H2 2026 (second half 2026) builds are moving quickly and concurrently and it feels awesome. In one way it looks like it’s happening all at once but in reality, this is months of work all culminating to this. The lots, the plans, the permits, the financing, are all landing. I could continue to describe it but pictures will do much more justice.

The Highmark Residential Development Cycle

Building plans that work with the neighborhood, the city’s permits office, feedback from our realtor, and our own design tastes is a cycle that we’ve rinsed and repeated a few times. I’ll call it the “Highmark residential development cycle”. It’s a roughly 4 month cycle from the time we identify and buy a lot to the time we start building, but we’ve been working hard on streamlining and shortening that cycle.

Now that 2027 is around the corner and we’re moving through the build out of our H2 2026 houses, we’re right back at step 1 of the Highmark residential development cycle for H1 2027 😝. Today and these coming weeks we’re putting together deals, lining up financing, and thinking big about what's next.

With all that being said, there are a lot of awesome realtors on this email list. You know who you are, and I love that you're part of this journey. If y'all have any great lots for sale in West Meade, Belle Meade, or East Nashville, I want to see them.

On the other side of that same coin, if you or someone you know is interested in investing in luxury real estate development, we're putting the 2027 cohort of houses together right now. The Highmark Report Improvements

I’m going to start sharing more floor plans and behind the scenes details on the Highmark residential development cycle (how we actualize from paper to real life), so you can follow it step to step instead of only seeing the finished product. For now I'll leave you with the side by side of the renderings and the first floor skeleton of our Hacienda build.

One of our biggest unlocks right now is that we know exactly how this house is going to turn out, and knowing in advance makes everything 100% easier. Our vision is so much clearer now.

One last personal note. This entire newsletter was about looking forward to 2027, but I also, similarly, turn 27 this week. 🎂

I've been doing a lot of looking ahead in my own life lately, and that's a huge reason why all of this is so top of mind right now. Same headspace, different areas of life.
